Anyone with small kids gets it. No way that you are moving into a third, fourth or fifth floor walkup. For any price, any location. Diaper bags, strollers, baby carriers, groceries, toys etc... No way. no way. no way.
Idea Of The Day:
How about giving a lot coverage exemption for the space required for an elevator. Meaning it won't cost the developer sellable space. If the foot print of the elevator is 150sqft, then allow a 60% lot coverage plus 150sqft. Provided that any unit over 1300 sft is a three bedroom.
Make the small building feel big.
